1. Data controller

ikzoekeenkot.be is an online platform that brings together students and landlords of student rooms, student accommodation and studios in Belgium. ikzoekeenkot.be is the data controller for the personal data processed through this platform. 2. Data we process

  • Account data: name, email address, role (student, landlord or administrator) and a secure password hash.
  • Content you post: listings, photos, messages, viewing requests and reports.
  • Verification data: landlords can have their identity checked by an external verification service. ikzoekeenkot.be only stores the status and result, not the documents.
  • Technical data: session data, IP addresses in security logs and information needed to prevent misuse and spam.

3. Purposes and legal bases

  • Performance of the contract: manage accounts, display search results, enable messages and visit requests.
  • Legitimate interest: security, moderation and preventing abuse and fraud.
  • Consent: optional email alerts for saved searches; can be disabled for each search.
  • Legal obligation: provide data when required by law or a court decision.

4. Retention periods

We keep account data while your account is active. Listings and message history are retained for a limited time to operate the platform and support moderation. Security logs and rate limits are cleaned up automatically. Email content is stored encrypted until sent, then deleted.

5. Sharing with third parties

We do not sell personal data or use advertising tracking. Data is only shared with parties needed to provide the service: hosting and object storage for photos, an email processor for notifications and, only for landlords who choose to use it, the verification service. Exact addresses and listing coordinates remain hidden until a viewing appointment is confirmed.

6. Your rights

You can access, correct, have deleted or take your data with you through the export function in your profile. For other requests, you can email contact@ikzoekeenkot.be. You also have the right to lodge a complaint with the Data Protection Authority (gegevensbeschermingsautoriteit.be).

7. Security

Connections use HTTPS, passwords are stored as hashes, and sessions use HttpOnly cookies and CSRF protection. Public search results deliberately show only an approximate location.
